1. Acceptance of Terms

By accessing and using this website, you accept and agree to be bound by the terms and provisions of this agreement. If you do not agree to abide by the above, please do not use this site.

2. Intellectual Property

The site and its original content, features, and functionality are owned by Chris Lyons / XLR8 Realty and are protected by international copyright, trademark, patent, trade secret, and other intellectual property or proprietary rights laws.

3. Commission Offer Disclaimer (2% Saving)

The offer to save 2% on listing commission (reducing a standard 3% listing fee to 1%) is subject to the following conditions:

The offer applies only to full-service listing agreements executed by Chris Lyons / XLR8 Realty in the Ottawa and surrounding communities.
The 1% commission applies solely to the **listing portion** of the commission. The client remains responsible for the commission paid to the Buyer’s Agent (typically 2.5%, but negotiable).
The commission rates mentioned are exclusive of HST (13% tax).
Eligibility requires a signed Seller Representation Agreement with XLR8 Realty, as determined by the Broker of Record.

4. User Conduct and Forum Rules

Users are granted access to the forum and resources provided they agree not to use the site or its services to:

Harass, abuse, or threaten others or otherwise violate the legal rights of others.
Publish, post, or distribute any inappropriate, profane, defamatory, infringing, obscene, or unlawful topic, name, material, or information.
Impersonate any person or entity.

These Terms shall be governed by and construed in accordance with the laws of the Province of Ontario and the laws of Canada applicable therein, without regard to its conflict of law provisions.
